MCK Associates Partners with Pringle Homes on Whalley Housing Development
Pringle Homes have unveiled detailed plans for a 77-home affordable housing development in Whalley. The proposal, supported by our comprehensive Design and Access Statement, outlines a vision for a sustainable, well-integrated community on an 8.45-acre site east of Clitheroe Road.
A Sustainable and Context-Sensitive Development
The proposed scheme aims to deliver a mix of one- to four-bedroom homes, all designated as affordable housing. The homes will be built in a style that reflects the traditional character of Whalley, using materials such as stone façades and grey roof tiles. The development will consist of a mix of detached, semi-detached, and mews-style properties, ranging from single to two storeys in height.
Design Rooted in Local Character
The layout has been carefully designed to respect the surrounding landscape and built environment. Key features include:
- A prominent green entrance space to create a welcoming arrival
- Retention of mature trees and green corridors
- Public open spaces with natural surveillance
- Use of varied surface materials and raised tables for traffic calming
- Adequate parking within property curtilages
The homes will be arranged around a central spine road with four cul-de-sacs, and the layout encourages pedestrian movement with new footpaths and green links.
Access and Connectivity
Access to the site will be via Clitheroe Road, with strong transport links to the A59, Preston, and Blackburn. The site is within walking distance of Whalley train station and local bus stops, offering connections to regional hubs. The development also includes measures to ensure inclusive access and compliance with Building Regulations Part M.
Planning Context and Next Steps
Although the site is not allocated for housing in Ribble Valley Borough Council’s local plan, the application argues that the development will help meet local housing needs and contribute to the borough’s strategic goals. The planning application is currently under review under reference 3/2025/0588.
