MCK Associates Plays Key Role in Wainhomes’ Approved 104-Unit Development in Barton
Project Overview
MCK Associates is proud to be the lead architectural design consultant for Wainhomes’ newly approved 104-home residential scheme at Cardwell Farm in Barton. This marks the second and final phase of the developer’s masterplan for the area, following the initial 47-home phase currently under construction.
Design and Housing Mix
The scheme will deliver a total of 104 homes, including:
- 68 market units: Primarily detached homes with three to five bedrooms.
- 36 affordable units: A mix of apartments, terraced, and semi-detached houses.
Each property will feature tailored parking solutions, including off-street and communal parking areas.
Community Infrastructure
A key feature of the development is a proposed community building, designed by MCK Associates. Located on the eastern boundary of the site, the facility will include:
- A multi-use activity hall
- Meeting rooms
- Kitchen
- Changing rooms and toilets
Discussions are ongoing with the parish council regarding a potential multi-use games area (MUGA) as an alternative to better suit local needs.
Planning and Development Team
The project has involved a collaborative effort from several firms:
- Emery Planning
- Hepworth Acoustics
- SCP
- TBA
- Iain Tavendale
MCK Associates’ architectural input has been central to the scheme’s approval, which follows a complex planning history dating back to 2019. A previous refusal was overturned on appeal in 2022.
Impact and Future Outlook
This development highlights MCK Associates’ growing influence in delivering high-quality, community-focused housing across Lancashire. The firm’s thoughtful design and strategic planning have helped shape a scheme that balances market demand with local needs.
